Agreement

These Terms and Conditions (“Terms”) govern your use of jacksonproperties.us (the “site”) and the Jackson Investment Group text message program. By using the site or submitting our form, you agree to these Terms and to our Privacy Policy. If you don’t agree, please don’t use the site.

Who we are

Jackson Investment Group (“we,” “us”) is a private real estate investment company in Austin, Texas. We purchase property for our own account with the intent of reselling it for a profit. We are not licensed real estate brokers or agents, we do not list property, and we do not represent sellers or act as anyone’s agent in a transaction.

No offer, no obligation

• Submitting the form, talking with us, or letting us visit the property doesn’t obligate you or us to anything.
• Nothing on the site, and nothing we say in a call, email, or text, is a binding offer to buy your property. We’re bound only by a written purchase agreement signed by you and by us.
• Figures we discuss before a written offer are estimates, not appraisals.
• Our offers are generally below what a house might sell for on the open market. You’re free to get other offers or talk with a licensed real estate agent before you decide, and we encourage it.

What you send us

When you submit the form or send us information, you confirm that:

• the information is accurate to the best of your knowledge;
• you own the property, or the owner has authorized you to discuss selling it;
• the phone number and email address are yours, or you’re authorized to use them; and
• you have the right to share any photos you upload.

You allow us to use the photos and information you send to evaluate the property and to keep in our records. We don’t use your photos in advertising.

SMS Terms

These terms apply to the Jackson Investment Group text message program (the “SMS program”).

How you opt in

You join by checking the optional SMS consent box on the last step (“How do we reach you?”) of the property form at jacksonproperties.us. The box is unchecked by default and isn’t required to submit the form or to sell your home to us. It reads:

I agree to receive text messages from Jackson Investment Group at the phone number above about the property I submitted, such as follow-up questions, scheduling a visit, and updates on my offer and closing. Message frequency varies. Message and data rates may apply. Reply HELP for help or STOP to opt out at any time. Consent is not a condition of submitting this form or selling your home to us. Program terms

1. What we send. When you opt in, Jackson Investment Group may text you about the property you submitted: questions about the property, scheduling a visit, your written offer, and closing updates and reminders. Texts come from our team, and you can reply to reach us. We don’t send marketing texts.
2. Message frequency varies depending on where things stand with your property.
3. Message and data rates may apply. Check with your mobile carrier for details about your plan.
4. To opt out, reply STOP to any message. You can also reply CANCEL, END, QUIT, UNSUBSCRIBE, or STOPALL. We’ll send one message confirming you’ve been unsubscribed, and you won’t receive any more texts from this program. To start again, reply START.
5. For help, reply HELP to any message, or email us at support@jacksonproperties.us.
6. Carriers are not liable for delayed or undelivered messages.
7. Eligibility. You must be 18 or older and the account holder or an authorized user of the mobile number you give us. If you change or give up that number, reply STOP from it or let us know so we can update your file.
8. Consent is optional. Agreeing to receive texts is not a condition of selling your property to us or of any purchase.
9. Privacy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy for how we handle your information.
10. Changes. We may change or end the SMS program. If we do, we’ll update these terms.

Using the site

Please don’t:

• submit false information, or information about a property you have no connection to;
• use bots, scrapers, or other automated tools to copy the site or flood the form;
• try to get into parts of the site you aren’t authorized to use, such as our team’s internal tools; or
• interfere with the site’s security or operation.

The text, design, and images on the site belong to Jackson Investment Group. You may view and share pages for personal use, but not copy them for commercial use without our permission.

Not advice

Nothing on the site or in our calls, emails, or texts is legal, tax, or financial advice. Selling a home has legal and tax consequences. Consider talking with an attorney, a tax professional, or a licensed real estate agent before you sign anything.

Disclaimers

The site is provided “as is” and “as available.” We try to keep it accurate and working, but we don’t promise that it is error-free, complete, or always available. To the fullest extent the law allows, we disclaim all warranties about the site, express or implied.

Limitation of liability

To the fullest extent the law allows, Jackson Investment Group is not liable for any indirect, incidental, special, or consequential damages arising from your use of the site or the SMS program. This doesn’t limit your rights under a signed purchase agreement, or any rights that the law doesn’t allow us to limit.

Governing law

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules. Any dispute about these Terms or the site will be resolved in the state or federal courts located in Travis County, Texas.

Fair housing

Equal housing opportunity. We do business without regard to race, color, religion, sex, national origin, disability, or familial status.

Changes to these terms

We may update these Terms from time to time. When we do, we’ll change the effective date at the top of this page, and the updated Terms apply from that date.
